    The evening’s most significant triumph belonged to Frasers Property (Thailand) Public Company Limited, which claimed its first-ever Best Developer title—a victory that resonates far beyond the ceremonial stage. As the visionary force behind One Bangkok, the transformative mixed-use district that is redefining the capital’s urban fabric, Frasers has proven that luxury development today must be both spectacular and sustainable. Their additional recognition for The Grand Riverfront Ratchapruek — Rama 5 underscores a design philosophy where luxury and livability don’t merely coexist—they enhance each other.

    This year’s breadth of winners reflected Thailand’s maturing property landscape. Real Asset Development claimed dual golden statuettes for Aestiq Thonglor, including the coveted Best Condo Development (Thailand), while Asset Five Group’s Cinq Royal The Eighteen Bangna KM.7 earned Best Housing Development (Thailand).     Ultra-luxury developments dominated the evening with projects that redefine opulent living: Scope Company Limited’s Scope Thonglor, Land and Houses’ Nantawan Pool Villa Rama 9, A35 Estate Corporation’s D Space 3, and Triya’s Triya Panwa by The Element. Each represents Thailand’s sophisticated appetite for best-in-class design that rivals anything found in global luxury capitals.

    Particularly impressive were the multiple victories secured by industry stalwarts Land and Houses PCL and AP (Thailand) PCL, each claiming four wins. Their projects—including Vive New Krungthep Kreetha and Vive Phuket (Land and Houses), and Beon Kaset — Nawamin, Centro Sathorn — Suksawat (AP)—reaffirm these developers’ enduring influence and their ability to consistently deliver excellence.

    Paradise Perfected: Thailand’s Resort Capitals

    Thailand’s legendary resort destinations took a deserved bow, reflecting the renaissance of leisure-focused luxury living. In Phuket, Sansiri’s Canvas Cherngtalay offered a sophisticated coastal statement that perfectly captures the island’s evolved aesthetic, while AAG Development’s Naturale Phuket Luxury Pool Villas interpreted island elegance through the lens of private-villa intimacy.

    Central Pattana’s expanding Phyll collection—from Phuket II to Krabi—signals a developer’s calibrated expansion into resort-city living, where luxury meets accessibility without compromise. Meanwhile, Land and Houses’ Vive Phuket established a new benchmark for island contemporary living, balancing absolute privacy with proximity to Phuket’s world-class dining and marina scenes.

    Triya Panwa earned its place among ultra-luxury standouts with a dramatic cliffside posture that feels custom-designed for Andaman sunsets—the kind of property that transforms a house into a destination.

    Coastal Excellence and Regional Recognition

    Samui celebrated a banner year with Tropical Life Real Estate Co., Ltd. named Best Developer (Samui), bolstered by victories for Nathee/Thawee and Suntree by Tropical Life Residence.     The Eastern Seaboard crown passed to The Riviera Group, awarded Best Developer (Eastern Seaboard) in recognition of their enduring excellence in Pattaya-Chonburi’s competitive luxury market.     Democracy took center stage with the People’s Choice Awards, powered by DDproperty and Think of Living. The 2025 winners—including Areeya Property PCL, Sansiri PCL, Central Pattana Residence, and Major Development—reflect a public increasingly sophisticated in design literacy and brand recognition.

    Three special honors illuminated the evening’s deeper significance. The Life Achievement Award celebrated Kamala Sukosol, president of Siam Hotels & Resorts, for a legacy intertwined with responsible tourism and Thailand’s cultural fabric.
